Corporate Responsibilities
- Manage daily operations of the field-based repairs team, ensuring productivity, cost control, and performance.
- Ensure quality, efficiency, and effectiveness of service delivery.
- Assess Operative and Contractor performance using effective metrics.
- Drive continuous improvement using performance reviews and data insights.
- Ensure compliance with Property Services policies.
- Work with Planning and Housing Services to manage repair trends and tenant issues.
Contract & Supplier Management
- Develop, procure, and manage networks of contractors and specialists.
- Lead the full contract management cycle including mobilisation, KPI/SLA management, auditing, and de-mobilisation.
- Conduct structured supplier review meetings and enforce performance standards.
- Work closely with Procurement on tendering and governance compliance.
- Ensure adherence to public sector procurement rules and internal controls.
- Monitor contractor invoicing, variations, and commercial claims.
- Build collaborative supplier relationships while maintaining accountability.
People Management
- Lead and develop the Clúid Works field-based team.
- Line manage Field Supervisors and support staff training and development.
- Promote a customer-centric, value-driven culture.
- Manage performance, induction, and probation.
- Prepare team development plans.
- Support continuous improvement and new service development.
- Assist staff through organisational change.
- Contribute to policy, strategy, and business proposal development.
Health & Safety
- Collaborate with H&S Manager to maintain safe systems of work.
- Deliver H&S training.
- Ensure compliance with RECI, RGII, OFTEC.
- Support fleet and driver safety.
General
- Undertake role-appropriate training.
- Maintain ongoing professional development.
- Support out-of-hours emergency repairs when required.
- Perform additional duties as appropriate.

Person Specification
- Strong understanding of repairs and maintenance.
- Strong reporting and analytical skills.
- Strong building pathology knowledge.
- Negotiation and persuasion skills.
- strong IT skills.
Experience/Qualifications
- 3rd level qualification in property/construction or trade.
- 5+ years' experience in a relevant field.
- Experience managing property/construction and or repairs teams.
- Customer-focused environment experience.
- Contract management and supplier governance.
- Budget management and cost control experience.
- Experience within regulated procurement environments.
- Value-for-money achievement.
- Knowledge of building regulations.
